About Appraiser Licensing

Appraiser licensing requirements vary from state to state.

In order to be able to participate in a "federally-related transaction" (which could be, for example, a mortgage being underwritten by a national bank), an appraiser is required to be licensed or certified by his or her state.  The certification is evidence or proof that the appraiser has worked a certain number of hours as a trainee under the supervision of a practicing professional appraiser.  The appraiser also completes a certain number of required hours of continuing education training.

The Savings and Loan crisis that occurred in the 80's gave rise to appraiser licensing.  At this point real estate appraisers needed to market their service, expertise, professionalism and association designations.  Some people feel that licensing by the state has reduced that quality of the appraiser profession, while others believe that licensing should be the very bare minimum of what should be expected from a professional appraiser.

No matter who you choose for an appraisal service, make sure that your chosen appraiser is licensed and is in good standing.  How can you find out if an appraiser is in good standing?  There is a database maintained by the ASC (Appraisal Subcommittee) of the Federal Financial Institutions Examination Council (FFIEC) that maintains a national database of appraisers and their certification and licensing status - You can view that here:

This database (which receives it's information from each state's appraisal board) can tell you, among other things, if an appraiser has had his or her license revoked or suspended, or even if his or her license has lapsed.
